Tracking the detailed development of King's Cross

This page may grow and grow.

Argent now have their Outline Planning Permission for the Main Site at King's Cross, all of which lies within Camden borough and for the Triangle Site which straddles Camden and Islington. That is their agreement in principle.

For each bit of the scheme they have to make a further planning application to Camden. This further application is for the approval of details ('reserved matters') - and these details can often be major and fundamental.

Citizens normally get 21 days to comment on planning applications - but that only works if citizens can find out about them. It had been expected that Camden would notify citizens (the community) using its own web site and the King's Cross Development Forum which it set up some years ago as a mechanism for public consultation. But Camden has instead withdrawn support from the Forum.

However the Forum continues in being and one of its roles is to disseminate info about planning applications though its web site here. WARNING this list is not guaranteed to be complete or up-to-date. To be 100% sure you should check direct with Camden or (for areas outside Camden) Islington Councils.

I write on behalf of the King's Cross Railway Lands Group to OBJECT to the Reserved Matters application and to urge the Council to refuse permission until a modified proposal is forthcoming.
We can see nothing very positive about the proposed building but our objection is to the sub-standard treatment of pedestrians, wheel-chair users and buggies on the surrounding pavements.  Specifically:
The block is surrounded by streets, all four of which are envisaged as carrying two-way traffic. Pavements for pedestrians which are about 2.5m to 2.2m - sometimes as narrow as 1.7 metres. (The pavement widens at one point on the west side, where some trees and street furniture are shown in the extended area.)  At the four corners of the block the pavement is cut off in a curve but the building is not, so at these four points pedestrians, wheelchairs, buggies and so on will be squeezed into less than about 1.4 meters in the Northern corners.  
 This is all without allowing for any of the necessary (or other) street equipment, which tends to be planted in pavements: railings, bollards, signs, litter bins etc, for bus queues, bus stops and shelters, all of which should be planned for.  We are thus concerned that the environment for pedestrians will be mean and potentially unsafe - certainly not a pleasure to use; not any sort of model environment for the modern city.   The drawings do not show any street furniture, which is sure to be needed and will obstruct the walkways and there are no estimates of pedestrian traffic around the building. It is expected to house some 2,000 people. Planning permission should not be given until these have been detailed.
The Council needs to check this out carefully with disability/mobility access  groups and standards before approving the design and, even if the pavements are acceptable in those terms, we consider them to be highly unsatisfactory for users in general.
